High Traffic Count
I believe 40K cars a day pass thru that intersection, giving us great customer access from all over the county and beyond.
Visibility
Although the building is back from the road, the roofline is low so it’s easy to see your signage from passing cars, especially at night. The cars also back up outside during rush hour giving them time to look into your store.
Set Back from the Road
The large amount of grass actually makes the center stand out because everything else in the area is all asphalt, so it gets noticed. People like to see grass, too.
Store Stand Out
With only 4 stores and almost 300 ft of store front on the whole building, you do not get lost. In fact, the opposite is true. You appear to be a much larger business than you would anywhere else, which gives you more credibility and people think you have more to offer. Our store appears to be twice as large as it really is, with only 50 ft of frontage because it looks like 120 ft.
Truck Parking
With the back area fenced and secure, you have a place to park your delivery trucks and employee cars without taking up valuable parking for your customers.
Well-Known Center
Mention that you’re in the “old boat factory” or “next to Around The Clock restaurant,” the number one breakfast place in all of the county, and you will certainly make sure customers find you and not your competitor.
Temporary Signage
The city allows us to put up 4 banners a year out in the grass next to the road. They are only good for 30 days but with a 4’ x 8’ or 32 sq ft banner out front, you really get a lot of traffic from it. I receive a significant amount of sales from those banners, and most of the time the customer was not even thinking of buying a mattress. Those banners are worth way more than a Pot Belly's or a Chipotle next door, as I have them both on either side of another location, and they do very little to help our type of business.
RE/MAX Referrals
Having a Re/Max is also not a bad thing to have in the center. Almost any business can align themselves with their brokers and get referral business from their clients. All brokers have a list of area businesses that they like to refer to their clients that are new to the area, and that’s the majority of their clients."
